I hope the auctioneer will keep his mouth shut because "showcasing" those views which "sprawl across the water" would have everyone reach for their "Fowler's Modern English Usage" instead of their chequebook.
I will reach for neither but simply have a good look-in because whatever happens at Number 5 today could be a good indicator of what might happen at Number 35 if I decided to put "Riverbend" on the market.

I would never sell "Riverbend" at auction. Auctions only ever benefit the buyer who rarely pays the maximum price. He simply pays one bid more than the second-highest bidder to become the successful buyer. Auction bidding is not competitive but comparative!
P.S. It sold for $1,688,000 which is pretty ordinary considering it sold eleven years ago for $1,200,000.
